We’re buzzing with excitement at the Renaissance office these days as the ROYL (Renaissance on your Land) program moves into full swing. Home buyers are excited to take advantage of this custom-style program that offers an impressive number of options and increased flexibility to help craft the home of their dreams. Construction agreements are being signed and project starts are filling up our calendars, so if you’re thinking about building a home on your land, or want to find land to purchase and start the process, now is a great time to give us a call as we head into the spring season! 

The ROYL program is becoming increasingly more popular with home buyers because it delivers a custom-style home without all of the usual frustrations and bottlenecks (read: increased costs and headaches) associated with the typical custom-home process.  For many who may have experienced a custom build, which can include expensive architectural and design work, months of project costs estimating, and extensive trips to select finishes and various products, the ROYL path is much easier.

Our award-winning design team has selected a portfolio of our best home designs, and created a plan lineup on our website, complete with pricing for the home from foundation through finish. 

Once a client selects one of these homes, and working with our sales and construction teams, they quickly discover if the home will work on their land, and what the additional site variance and service costs will be. At this point, the total project cost is realized, we enter into a construction agreement, and the pre-construction phase begins. Once the permitting phase is complete, vertical construction begins, and six to nine months later, our clients are moving into their brand-new Renaissance home!

We understand the potential pitfalls, hazards, and hidden issues that can lead to cost overruns and extensive project delays, and we guide our clients around these issues. We handle the entire project from end to end, including the tedious permitting processes (which has become complicated, costly, and time consuming) so that our clients can be free to dream about all the fun things in the process, like the view from the covered living area, or how their beautiful home will be decorated!

One of the most exciting times in the project for our clients and team is when the foundation has been poured and is backfilled. The elevations have been established, and our clients can see their project physically taking shape. 

Case in point, the photo above is from a recent project, where we are building our Glenwood plan with a daylight basement, developing the property for access, power, well, septic system, and also a custom-sized shop for the clients’ RV. When finished, this project will rest beautifully on the sloped lot, with panoramic territorial views. We are thrilled to help them bring their vision to life and crafting a home that perfectly complements their lifestyle for many years to come.
