Blower Door Testing? What is that?

Air flowing in and out of a home can cause lots of problems. Air leakage can account for 30 to 50 percent of the heat loss in some homes. This is one reason why Renaissance Homes conducts a blower door test through a professional energy auditor upon completion of every home. It helps to determine the home’s tightness, reduce energy consumption due to air leakage, avoid mosture condensation problems, avoid uncomfortable drafts caused by cold air drifting in from the outdoors and make sure that the home’s air quality isn’t too contaminated by air pollution. How does it work? A blower door is a powerful fan that mounts into the frame of an exterior door. The fan pulls air out of the house, lowering the air pressure inside. The higher outside air pressure then flows in through all unsealed cracks and openings. The auditors may use a smoke pencil to detect air leaks. These tests determine the air infiltration rate of a building. Blower doors consist of a frame and flexible panel that fit in a doorway, a variable-speed fan, a pressure gauge to measure the pressure differences inside and outside the home, and an airflow manometer and hoses for measuring airflow. What is an Energy Performance Score? This blower door test is just one component of the cumulative test results that make up an Energy Performance Score from the Energy Trust of Oregon. This performance score measures and rates the energy consumption and carbon emissions of a home. The lower the score, the better. A low EPS score identifies a home as energy efficient with a smaller carbon footprint and lower monthly energy costs. Bargains may be few and far between in the current real estate market, but buyers can get a deal if they are willing to purchase a home in an up-and-coming neighborhood. But discovering a neighborhood with potential can be tricky. “When you buy in an up-and-coming neighborhood, you are able to get in on the ground floor of appreciation,” says Michael Corbett, real estate and lifestyle expert for real estate website Trulia. “You really want to look for neighborhoods where you can increase the value; the best way to do that is in transitional neighborhoods on the rise.” But like all investments, buying in a developing neighborhood comes with risks. After all, getting a bargain on a home only becomes an investment if the neighborhood continues to develop and home prices appreciate. Revisiting Randy’s first house | Renaissance beginnings

With more than 2,500 homes under his tool belt, Renaissance Homes President Randy Sebastian took a drive recently to view the first home he built in 1984. As his company celebrates 30 years in business this year, it’s a unique story to learn how the business got started – with one house. “We all have to start somewhere,” he said, “but this home still looks great. I was really lucky and got really good subcontractors from the start. It’s a really well-built home.” Located at 4232 SE 126th in Portland, Sebastian refers to the 3 bedroom, 1 bathroom home as his “starter house.” “It is 40 feet, six-inches wide. You don’t forget that stuff,” he said. “It’s an open floorplan. The kitchen, living room and dining room are vaulted. It was a spec home, but it sold before it was finished. As far as I know, the same couple still lives there. I visited them five years ago.” Sebastian’s first home led to a handful of other home builds just down the street – one for his first homeowner’s brother. “I built that one, that one, that one, that one looks great – I built that one,” Sebastian said while driving through the neighborhood at the intersection of SE 126th Ave. and SE Cora Street. Starting his first home build was a feat. “A friend of mine was a builder and he seemed to be having fun,” Sebastian said. “My cousin was a framer and he gave me the name of a few subs.” Sebastian credit’s his late uncle – who he calls a “very smart business man” – for coming up with the business name Renaissance Homes. “It was fresh and new, and the name had legs,” Sebastian said, who started the company when he was 20. “It...

Sckavone’s brunch in Clinton is a best kept secret

The counter at Sckavone’s restaurant has been a gathering spot since the 1930s. Before becoming one of the best kept breakfast spots in Portland, it was the Eveready Drugstore and the long counter with built-in bar stools was where locals would gather for an ice cream cone or soda pop and discuss current events – the depression, WWII, Vietnam, Watergate, Portland happenings, etc. On Sunday, Feb. 16, the same countertop was packed but the conversations had shifted to the Olympics, Justin Bieber’s legal troubles, the new season of TV’s “Portlandia” and the fact that the rain had let up. Sckavone’s restaurant – located at 4100 SE Division St. in Portland – is just two blocks from our newly completed Renaissance home at 3926 SE Clinton. And after experiencing its brunch first-hand, I can attest to the establishment’s draw – great breakfast items, large portions, reasonable prices and a convenient location with a unique history. Yoga in Sherwood is the perfect escape

New Year’s resolutions can come and go – possibly just as easily as forgetting what presents you gave for Christmas this year. According to a usa.gov poll, losing weight is the top resolution for Americans every year. This doesn’t come as a surprise, rather a statement, that obtaining better health in the U.S. is desired, but sticking to a regiment can be difficult. Psychology Today reports in the 45 percent of Americans who made a New Year’s resolutions, just eight percent achieve their goals. As we are now in February, it’s important not to let resolutions fall to the wayside. Personally, I vowed to live a healthier and happier 2014. Many practitioners now believe practicing yoga can help you reach and maintain your goals by combining strength training, movement and flexibility. It’s also something you can do with friends, which – if you’re anything like me – would keep you held accountable for sticking to a routine. I set out to find the best place to practice yoga in Sherwood. The studio I found is in the picturesque and historic downtown Sherwood area, near our Renaissance at Rychlick Farm community.  It’s called Escape to Yoga. Escape to Yoga offers half a dozen classes from beginner’s hatha to the sweat-inducing level two vinyasa. I stopped in for a Sunday morning Hatha class, and it was divine. The instructor guided the 25 person class through a series of both restorative and strengthening poses for 60 minutes. The warm-up consists of a pattern of warrior-style lunges, hip opening exercises and sun salutations. The class progressed to one-legged poses and torso twists.  The music was a soft mix of tunes that paired well with the rhythmic energy of the class. “In 2012 we saw the housing market recover and, going into 2013, we expected continuing recovery,” said Lawrence Yun, chief economist of the National Association of Realtors. “Instead, the recovery accelerated a lot faster than we anticipated, which was great for sellers and for the 75 million homeowners who saw their home values appreciate.” 1. Housing prices rose faster than expected The national median listing price was $179,900 in January 2012 and rose to $180,000 by December 2012, according to realtor.com research. The pace of price appreciation accelerated quickly over the year to reach a median list price of $199,500 by September 2013. 2. Mortgage rates rose but remained low “We expected mortgage rates to rise in 2013, and they started to increase in the late spring, but they’re still very affordable when you look at rates on a historical basis,” Yun said. “They just aren’t at the super-low point we saw earlier.” According to Freddie Mac, 30-year fixed-rate loans were as low as 3.45 percent in December 2012 and rose to 4.49 in September 2013. Barry Habib, co-owner and chief market strategist for Residential Finance Corp., said mortgage rates are likely to stay low and perhaps even drop between now and March 2014. 3. Bidding wars returned The combination of rising prices, low mortgage rates and low inventory led to a sense of urgency among buyers and the return of bidding wars, said Don Frommeyer, president of the National Association of Mortgage Brokers. According to realtor.com research, inventory in 2012 reached a high of 2,083,710 homes on the market, then steadily declined to a low of 1,583,497 homes in February 2013. Americans ramped up purchases of new homes in October after three months of soft sales, evidence that the housing recovery is improving fitfully. Sales of new homes grew 25.4 percent to a seasonally adjusted annual rate of 444,000, the Commerce Department said Wednesday. That was the largest monthly percentage increase since May 1980. But the increase came after sales had fallen 6.6 percent in September to a 354,000 annual rate, the weakest since April 2012. And sales in August and July were revised lower to 379,000 and 373,000, respectively. New-homes sales have risen 21.6 percent higher for the 12 months ending in October. Still, the pace remains well below the 700,000 consistent with a healthy market. Sales had slowed over the summer after mortgage rates rose sharply and a limited number of homes for sale boosted prices. The combination made home-buying less affordable. Prices for new homes eased in October. They fell 4.5 percent to $245,800 from September and have declined slightly over the past 12 months. The number of new homes available for sale was 183,000 in October. That’s still relatively lean — at the August sales’ pace it would almost take five months to exhaust the supply. The Commerce Department delayed the release of the September sales figures because of the partial government shutdown in October. As a result, new-home sales for October and September were released on Wednesday, in addition to revisions for the two previous months. Mortgage rates are nearly a full percentage point higher than the spring. Rates rose in May when the Federal Reserve first signaled that it might slow its $85 billion in monthly bond purchases.
