We put a lot of hardwoods in our homes, dining Rooms, entryways, nooks, kitchens. We put a lot of design into our kitchens, Sandy Humes our kitchen designer, all our cabinets are custom built for the homes. You can notice the undulated kitchen tops, extra tall cabinets, and then they raise elevations of the cabinets, its nice. This particular home has a built-in oven, a microwave, and the cooking against the wall with the hood fan, and then full heights backsplash, this has got soapstone backsplash or limestone excuse me and then 3 CM granite so lots of detail in our kitchens. I’ve had the same exterior concrete flatworker since 1984 so twenty-six years the guy’s poured all my flatwork. He guarantees his work, obviously does a great job. We use all rebar in our entry ways, again we don’t want our entry ways sinking. We’ve got everything filled with gravel, no dirt or reject rock, and then we use rebar to keep everything nice and tight. What we’re gonna do is were gonna pour an inch and a half of concrete over this gravel over this four inches of gravel and that makes sure we have a stable, nice driveway base. So I want to show you guys exactly what we do. Carpet Installation So as you’ve probably figured out one of the last things that goes into our homes is carpeting. And we do a really good job with our carpet as well. One thing we do is we use and eight pound pad, it’s an eight pound half inch Rebond pad. You can feel the difference between eight and some of the builders that use six or four. We use a bigger pad. This carpet is one-hundred percent nylon, a lot of guys will use polyester and nylon wears a lot better. It’s much much much better and there’s less offgassing with nylon than polyester so it’s healthier for you as well. All of the custom cabinets have been built and they’re installed, the millworks in it’s painted, and the electrical’s in, and now it’s time for hardwood. We’re really picky about our hardwood. This is three-quarters of an inch solid Berch, it’s got a factory finish on it, it’s got seven layers of finish on it and it’s an extremely hard baked on finish so you’re not gonna have a lot of issues that a site finished hardwood would have. This is a much harder, say for dog nails and things that would normally scratch a softer finish to hardwood. That is actually primer and a lot of people ask why are homes are all yellow, well it’s pre-primed hardy plank is what it is so now we’re painting over it, now guess what? These are beach cabinets stained extra dark really kinda some cool hardware, obviously European hinges so everything really lays out nice, nice big crown mold. So it’s all rigid back, it’s all screwed in – all of our drywall is screwed, and with the screws you don’t have the nail pops coming out, not only that I dunno if you guys remember I talked about using all kiln dried lumber that also stops the nail pops or the screw pops too. We are one of the only builders in Portland that uses Polar Blanket. And what it is, is it’s a blown fiberglass. You see the cut right here in the cheesecloth? They have a hose they blow it in and it spreads to the wall cavity and just packs it tight. If there are electrical boxes or plumbing pipes or anything it packs around it gives us a complete R-23 insulation in the walls. We’re the only builder in Portland and really the northwest that goes to this extent. We haven’t had a window or door leak in nine years. And obviously we live in the rain belt where it rains probably too much. You want to make sure your houses are weather tight. So what we do, we put our Tyvek house wrap around the outside of the house and then we put these slats, these are 1×3 slats all the around on sixteen center vertical all the way around the house. One thing we do with our signature line is we really put a lot of masonry on our homes, either culture stone or camas grade basalt. Rex Hill’s been doing our masonry work for the last fifteen years. I’ve never had one call back on masonry when they do it. The product goes on the wall, it stays there, we use metal screen black tar paper over a rain screen so it’s just not gonna leak. Everything, as you can see, everything they do is all custom chiseled it’s not panelized it’s really the way to put masonry on a home, it’s gonna stay. So I want to show you guys exactly what we do. New Home Framing And here we are, first floor framing. One thing we always do, all Renaissance Homes have kiln dried lumber. This lumber was set through a kiln oven and what that does, it changes the complexity of the wood where it stops water from penetrating the wood. So we can frame, obviously it’s November now, late November, it’s raining. But, this lumber is not going to absorb water like a green stick of lumber would. We’re one of the few builders that uses kiln dried lumber exclusively year round. We will also have this lumber tested prior to drywall to make sure it has less than 16% moisture content. That’s a big deal. Also you can see, these are open web floor trusses. All the heating, electrical, and plumbing for the second floor is run in these floor trusses. So I want to show you guys exactly what we do. Backfill Process Okay everyone here we are, we’re at the backfill stage where we’re putting the backfilling against the foundation. As I mentioned before we pour our footing and foundation in a mono pour which stops water from getting in-between the foundation wall and the footing because there’s no cold joint. In addition we also spray waterproofing on our wall and our footing around that joint and then we have this very thick fabric it’s kind of a crushed almost fiberglass fabric and its called TUFF-N-DRI System, the brand name is TUFF-N-DRI. Any water that gets on this gets into the fabric and goes down to the footing, runs out onto the footing drain and this is about a four inch pipe and it’s got these little styrofoam beads in it that keep dirt out of the pipe over the years they’re not gonna rot and keep...

Foundation Poor We’re at the foundation stage, what we’re doing here this is called a mono pour foundation, you can see where we got the walls set up, the footings are going to be set down below and it’s one pour. A lot of builders will do a footing pour and then a wall pour. But then theres a cold joint in-between and those joints can leak. So ours is one continuous complete pour. After the forms are stripped (these are the foundation forms) then we waterproof and put are drain tiling and our grain drains in. But right now we are at the foundation stage. Takes a couple days to get the forms set. There are foundation vents and those are poured within the concrete. A lot of people will put them up in the wood, we like to pour them right in...

You can see what we’ve done, we’ve terraced this lot it falls to the back. We’ve terraced to where, obviously it’s flat for the footings but there’s a little bit of slope for the low point crawl space drain. Not only that you can see I’m standing on gravel, a bed of gravel. We do that for a couple reasons. First, it’s easier for our guys when they’re working around and they’re not in the mud and they do a better job. Two, when we’re done guess what, you’ve got gravel in your crawl space over the mud. We’ll put Visqueen over it but you’re gonna have gravel which is much better for future home inspections, it’s just a better finish. To...
