16. Portland-Vancouver-Beaverton, OR-WA

Market Health Indicator: 34.4

2009 Total Building Permits: 3,821

2010 Building Permit Forecast: 10,156

Builders in the Portland area are placing their bets on a strong recovery in 2010; they pulled 17% more permits in the fourth quarter of last year than they did a year earlier, with nearly all the strength in single-family. The locals are betting on some strong underlying demographics, including a projected 2% increase in household growth and continued in-migration from more expensive California markets. The industry doesn’t appear deterred by the region’s urban growth boundaries or its new eco-districts. Market Intelligence is predicting big things for Portland–an increase of 6,200 in building permits. While Portland’s Renaissance Homes became one of the first major builders to emerge from Chapter 11 proceedings, two others–Legend Homes and Pacific Lifestyle Homes–are still working on their reorganization plans.

Renaissance Enters the Puget Sound Homebuilding Market

In a bold move aimed at expanding their market beyond the Portland Metropolitan area boarders, Renaissance Homes announced today that they will commence construction of homes in South Hill/Graham, Washington immediately.  The homes will be built under the name Renaissance and under the same corporate umbrella as all of their other corporate endeavors including custom home building and remodeling work.

Company President Randy Sebastian said that ‘the expansion was one that had been long considered but the opportunity came to the forefront of his thinking when Renaissance was able to create a joint venture with a South Puget Sound land owner who has access to a generous supply of finished lots.  He indicates that construction in their first neighborhood will begin in this month.

Sebastian sees this as an opportunity to broaden his 25 year old Company’s core business by bringing lower priced homes to the market.  In Washington, our intent is to deliver a high quality home at a competitive price which meets the current consumer profile of that area.  He indicated that the homes would be in be between 1,722 to 3,044 square foot and will be priced in the from the $180,000’s.

Sebastian acknowledged that the company’s historic strategy was to dominate the upper end of the buyer pyramid and that this move ‘represents a bold departure’ for the company. “The perception has been that our homes were only for the top tier of buyers and we wanted to meet the needs of others too. For years we have had customers wanting to own a Renaissance Home but were unable to.  This move enables us to effectively meet the needs of this buyer and bring them custom features at affordable prices.”

With respect to the company’s plans for 2010, Sebastian said it is their intent to enter the Portland Metro market with the same concepts they will be using in Puget Sound.  “This entire move is designed to meet the needs of this market based upon the expressions of interest we have received.  Land prices, however, will preclude us from reaching the lower points in the Portland market that we can achieve in Washington because of a generous supply of home sites in that market.

Renaissance has continued to build homes in Portland despite the market downturn and should be building their new line of homes in Portland in early 2010, according to Sebastian.

Puget Sound area sales will be handled by Jerry Mahan of John L. Scott Real Estate and can be reached at jerrymahan@msn.com or (253) 691.1400.  The first two neighborhoods are Grand Firs and Winterwood, both located off of Meridian Avenue N near 512.

Renaissance Homes is one of the area’s largest builders with neighborhoods underway in Southwest Portland, Beaverton, Wilsonville, West Linn, Lake Oswego, several in Vancouver and Camas.  For more information on Renaissance Homes, visit www.Renaissance-Homes.com .

10 Companies to Watch in 2010

Renaissance Homes is proud to be listed as one of the 10 Companies to watch in 2010 by Builder Magazine.  Builder Magazine is the information source for the building industry.

Builder was quoted as saying “Some companies are exploiting the economic downturn to strengthen their competitive positions. Others have used the recession to reinvent themselves. And a handful of new builders and suppliers have entered the market either to create new demand or to fill voids vacated by companies that have tripped or fallen. The following list of companies to watch this year includes builders and suppliers that are poised to take advantage of an economic upswing or, at the very least, stay ahead of the pack if the recession lingers. Our choices also include two builders whose very survival would be a rebuke to critics who had already written them off for dead.”

Renaissance Homes was listed as number nine with the author quoting,”Having emerged from bankruptcy on January 1, Oregon-based Renaissance Homes has a clean balance sheet and ambitious plans to close between 140 and 180 houses in the Portland and Seattle markets in 2010.” To read the entire article, click here.

Renaissance Homes has announced that the company is re-entering the semi-custom business of building their plans on their customers’ property – wherever that is.  Sebastian, President of the 25 year old Portland new home building company, said: “We are going back to basics.  For years people have been asking us to build one of our homes on their lot or land and we just were not set up for that part of the business – until now.”

Purchasers will have more than 100 plans to choose from and a starting price of $167,900 for the construction.  Sebastian will head up the new division, along with his sales team, which will be marketed under the Renaissance name “to take advantage of our solid reputation for quality built homes.”  Renaissance will build anywhere in the Portland Metropolitan Area, Clark County, or Central Oregon.

Renaissance currently builds in fourteen communities in Oregon and Washington and the same plans that are being built and modeled in those communities will be built ‘wherever we have the opportunity to build’.  Sebastian said, “I’m creating this division because this is what I know and do best – build a Renaissance home with proven livability on someone’s own special piece of land – it is what I’m passionate about”.

“As our company evolved, we overlaid our custom building techniques on a production building template,” said Tim Breedlove, Chief Operating Officer, who has spent the last 12 years designing homes for the company.  Instead of every home being structurally different, “you offer plans that already have costs established, so you attain efficiencies.  The bones of the house are the same as any custom home, but you build as economically as possible.  You can build for less and pass the saving along to your customer,” Breedlove said.

Over the past 25 years Sebastian learned that many features offered as options by other builders are what most people want.  Therefore, such features as Earth Advantage and Energy Star certifications, slab granite counters, hardwood floors, and stainless steel appliances in homes are standard at Renaissance.

Sebastian indicated that the company’s internal studies suggest that the new division could generate an additional $4,000,000 in sales during 2009.  “Some have suggested that 2009 is not a good time to introduce a new business but I believe in the future of Oregon.  My passion for building goes beyond just building houses but in truly creating comfortable, high quality homes for people to live – places where children are raised, and family and friends gather.”

Renaissance Homes is one of the area’s largest builders with neighborhoods underway in Bend, Southwest Portland, Forest Grove, Beaverton, Wilsonville, West Linn, on the OGA golf course at Tukwila, several in Vancouver and Camas.  For more information on Renaissance Homes, visit www.Renaissance-Homes.com
